Atualmente, \u00e9 o maior FII de log\u00edstica do pa\u00eds, \u00e0 frente de <a href=\"https:\/\/www.gringoinvestor.com\/pt\/fiis\/logistica\/btlg11\/\">BTLG11<\/a>. O fundo foi originalmente gerido pelo Credit Suisse, mas em maio de 2024 foi adquirido pela <a href=\"https:\/\/www.gringoinvestor.com\/pt\/fiis\/gestoras\/patria-investimentos\/\">Patria Investimentos<\/a>, a maior gestora independente de ativos da Am\u00e9rica Latina, com mais de R$23 bilh\u00f5es em ativos imobili\u00e1rios e R$263 bilh\u00f5es em ativos totais sob gest\u00e3o.<\/p>\n\n\n\n<p>O HGLG11 \u00e9 um dos maiores e mais l\u00edquidos REITs do Brasil, com uma capitaliza\u00e7\u00e3o de mercado de R$5,3 bilh\u00f5es. A receita de aluguel est\u00e1 distribu\u00edda por seis estados brasileiros, com a maior parte proveniente de S\u00e3o Paulo (68,8%) e Minas Gerais (14,2%).<\/p>\n\n\n\n<p>O gr\u00e1fico abaixo mostra a exposi\u00e7\u00e3o geogr\u00e1fica do HGLG11, junto com a distribui\u00e7\u00e3o dos valores dos im\u00f3veis e do aluguel contratado por ativo. A maioria dos acordos (70%) segue estruturas t\u00edpicas de loca\u00e7\u00e3o, enquanto o restante \u00e9 at\u00edpico.<\/p>\n\n\n\n<p>O portf\u00f3lio \u00e9 composto principalmente por ativos de alta qualidade, sendo 28% classificados como \u2018AAA\u2019, 48% como \u2018AA\u2019 e 9% como \u2018A\u2019. Os locat\u00e1rios abrangem diversos setores, com destaque para o com\u00e9rcio eletr\u00f4nico (25%). Apresenta um dividend yield de 12 meses de 8,41%, ficando 147 pontos-base abaixo da mediana dos FIIs log\u00edsticos, que \u00e9 de 9,88%. Contudo, devido ao seu porte e longevidade, \u00e9 mais adequado compar\u00e1-lo a pares de primeira linha como o BTLG11, <a href=\"https:\/\/www.gringoinvestor.com\/pt\/fiis\/logistica\/xplg11\/\">XPLG11<\/a>e o BRCO11.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83e\uddee Avalia\u00e7\u00e3o<\/h3>\n\n\n\n<p>O HGLG11 \u00e9 negociado com um \u00edndice pre\u00e7o\/valor patrimonial (P\/VP) de 0,97x, acima da mediana dos pares log\u00edsticos do IFIX, que \u00e9 de 0,80x, e em linha com BTLG11 (0,96x), XPLG11 (0,92x) e BRCO11 (0,92x).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">\ud83d\udcb8 Padr\u00e3o de Dividendos<\/h3>\n\n\n\n<p>Historicamente, o HGLG11 fez pagamentos especiais peri\u00f3dicos al\u00e9m do dividendo b\u00e1sico, utilizando o excedente acumulado que, por lei, deve ser distribu\u00eddo em at\u00e9 6 meses.
